Construction Project Management (CM) is a professional service that uses specialized project management techniques to oversee the planning, design, and construction of a project, from beginning to end. The purpose of CM is to control a project’s time, cost and quality. CM is compatible with all project delivery systems including design-bid-build, design-build, CM At-Risk and Public Private Partnerships.

Erie Affiliates Inc. services include, but are not limited to, the following:

  • Work carefully with the owner and designers to help achieve the owner’s objectives in size and budget.
  • Provide preliminary budget costs and scheduling over the design phases.
    Competitively bid the project out to subcontractors.
  • Manage the project from contracts, submittals, all the way through the final closeout documents. Once on the site, safety turns into our priority for all involved.
  • All of this would be done in an “open book” transparent process.

A General Contractor (GC) is responsible for providing all of the material, labor, equipment and services necessary for the construction of the project. The general contractor hires specialized subcontractors to perform all or portions of the construction work. The General Contractor is also responsible for the quality of all work performed by any and all subcontractors. The General Contractor’s number one priority is safety on the jobsite.

Erie Affiliates Inc. services include, but are not limited to, the following:

  • Apply for building permits.
  • Provide or assist in securing the site, providing temporary utilities and assist in surveying and engineering.
  • Manage all personnel on site.
  • Managing the disposal or recycling of construction waste.
  • Monitor schedules, manage jobsite progress meetings and conduct safety meetings on a weekly basis.
  • Provide monthly billings and maintain accurate records.
  • End of project includes: Final punch list, Final inspections, Final Occupancy Permit, Owners operation and maintenance manuals and all warranties.
